Plans have been submitted to turn the ground and first floors of a retail building into nine self-contained flats.

The proposals, for 2 Bruce Road in Barnet, would see the creation of rooms with a floorspace of around 11sq m each.

Each of the flats would come with a toilet and shower unit, while the occupants would share two separate kitchens.

Two shops would continue to share the ground floor space alongside two flats, with the remaining flats occupying the first floor.

But the developer does not plan to include parking spaces, claiming “there is generous town centre parking in close proximity”.

The plans have been submitted by Mornworth Ltd, who describe themselves as “local investors in residential rental properties”.

An accompanying statement claims there are 85 clients under the age of 35 seeking HMO [houses in multiple occupation] accommodation, according to Barnet Homes.

It adds that the units “comfortably exceed the minimum HMO standards of 10 sq m plus space used for toilet and shower”.

It concludes: “The proposal has been discussed at length with council officers at pre-application stage and is supported by the pre-application responses.

“The proposal is believed to meet all relevant council policies and…is fit to be approved.”

The plans, which were submitted on August 2, will be considered by the council’s planning committee.
